What Is the Villas of Frangista?
The Villas of Frangista sits on the north side of Frangista Beach, a well-known stretch of Miramar Beach along Scenic Gulf Drive, south of Emerald Coast Parkway near Penelope Street. It's a gated community, separate from the original Frangista Beach homeowners association, filled with newer homes and winding, landscaped streets.
The neighborhood includes its own private community pool and a Mediterranean-style pool house with restrooms, changing areas, and showers. Homes sit among palm trees and landscaped yards, with a small lagoon adding to the wooded feel of the community.
The Villas of Frangista is popular with families and repeat winter visitors who want a quieter, residential feel while still being within walking or golf cart distance of the Gulf. The community is divided into phases, and which phase a home falls in affects what you get access to, particularly when it comes to the beach.
The Story Behind Frangista Beach
To understand the Villas of Frangista, it helps to know the history of Frangista Beach itself. The area takes its name from a town in Greece, brought over by John and Ruth Nitsos, a couple who immigrated to the United States in 1910 and eventually settled in the South.
The Nitsos family built a series of successful restaurants before buying beachfront rental property near Gulf Shores, Alabama. In the 1940s, they found a stretch of land along a remote two-lane road connecting Destin and Panama City and built a beach cottage there. That cottage sat almost alone on the highway at first.
Travelers passing through began asking to rent a room, so the Nitsos family built a small motel next door, the Frangista Beach Inn, followed by a restaurant and a campground. The inn and surrounding cottages grew into what's now known as Frangista Beach, named in honor of the Nitsos family's hometown in Greece.
Around 2000, the original Frangista Beach Inn property was redeveloped into a planned community of single-family homes and townhomes, replacing the old motel while keeping the Frangista name. The Villas of Frangista came later still, developed as a newer, gated section on the community's north side.
While it shares the Frangista Beach name and general location, it operates outside the original Frangista Beach HOA (Homeowners Association), with its own gate, pool, and beach access rules.
Homes and Amenities in the Villas of Frangista
Homes in the Villas of Frangista range from smaller cottages to large multi-story vacation properties, with architecture that mixes Old Florida styling, metal roofs, verandas, and covered balconies, alongside homes with more Mediterranean-influenced designs.
Typical homes run one to three stories with two to four bedrooms and ensuite baths, sleeping six to twelve guests, though the neighborhood also includes larger properties.

The shared community pool sits within walking distance of most homes, bordered by woodlands and anchored by the Mediterranean-style pool house.
The Villas of Frangista HOA also sets rules for how the neighborhood looks and functions day to day. Driveway parking is generally limited to two vehicles, and street, grass, and yard parking are not allowed. Additionally, the HOA restricts street parking for RVs, buses, trailers, boats, jet skis, and similar large vehicles, keeping the cobblestone streets clear and the neighborhood looking tidy.
Beach Access at the Villas of Frangista
Beach access is one of the most important things to understand before booking in this community. Homes in Phases I and II have deeded beach access via Hollywood Street, meaning it's a right tied to the property rather than a shared amenity open to the public.
Homes in Phase III don't have that same deeded access. Guests staying in Phase III rely on a nearby public beach access point instead.
Distance to the beach varies significantly by specific address. Some of our homes in the community sit as close as roughly 0.1 mile from a deeded beach access point, while others are closer to 0.8 mile from the nearest public access. When you're comparing homes, check the listed distance to beach access for that specific property rather than assuming every home in the community is the same distance away.
Once you're on the sand, Miramar Beach's public access points lead out to several marked snorkeling reefs a short swim from shore, including a dolphin-themed reef set at a depth of roughly 12 to 20 feet. I recommend using a kayak, paddleboard, or other flotation device when snorkeling these reefs, since Gulf conditions can change quickly.

Silver Sands Premium Outlets, home to more than 100 designer and name-brand stores along with several restaurants, sits a short drive away and remains one of the area's most popular shopping destinations. Guests without a car can also use the EC Rider shuttle, which runs to and from the outlets on the half hour.
Henderson Beach State Park offers a quieter alternative, with nature trails, picnic areas under the pines, and a stretch of protected shoreline. If you'd rather stay closer to home, the paved Scenic Highway 98 Trail runs for about three miles and is popular with cyclists and walkers taking in the coastline.
For dining, the Whale's Tail restaurant sits close to the community, right off Scenic Highway 98. Grand Boulevard offers additional shopping and dining, along with a movie theater and live shows at Emerald Coast Theatre Company, making it a solid option for an evening out.
The Village of Baytowne Wharf, part of Sandestin Golf and Beach Resort on Choctawhatchee Bay, has drawn visitors since 1984 with boutique shops, restaurants, and a Wednesday Night Concert Series that runs from March through October. The village also offers water activities like paddleboarding and boat rentals directly from its docks on the bay.
Golfers have options nearby too. Seascape Golf Resort, just outside the community, is home to a nine-hole course open to the public, along with tennis facilities. For something different, local outfitters near Miramar Beach also offer parasailing trips along the coast, giving guests an aerial view of the Gulf's clear water from a few hundred feet up.
